Map of County
Description
Cuthand 54 is a reasonably level tract of land. The elevation ranges from 360 feet near the home or south entrance to 340 feet near the creek or northwest corner. The creek flows about 8 months out of the year and is the primary water source for the lake. The top end of the lake has thick cover and abundant trees.

The property is primarily open and consists of bahia and bermuda grasses. There are large oaks spread throughout the property and a small stand of pine trees. Other native trees can be found around the property, like elm, ash, hackberry, and cedar. There are a few willow trees along the banks of the lake. The soil is a fine sandy loam soil.

Water is what Cuthand 54 is all about. If you like catching bass and I don’t mean 5lb bass, I’m talking 7-8lb and even 10lb plus bass, you’ll love this place! The 12 acre lake is managed by the owner who is a professional bass angler. He has repeatedly caught 10lb+ bass and can catch 8lber’s any day of the week. The lake was developed by the current owner about 11 years ago. He stocked the lake with Florida strain largemouth bass, catfish, and bait fish. In 11 years the dam has never leaked. A seasonal creek is the primary source of water, along with runoff. During winter months you can find ducks feeding and roosting on the lake. There are 2 other small ponds on the property.

The property lies in a natural wildlife corridor. At anytime you could see deer, hogs, coyotes, and lots of varmints. Not to mention migratory waterfowl and aquatic species indigenous to the region. The property has never been hunted or leased for any kind of wildlife harvesting. Probably the most popular wildlife you’ll see is domestic; horses and cows. With the sandy soil providing great grazing pastures and comfort on the hooves, it is a natural choice.

This insulated shop has a 50x50 concrete slab, including 2 horse stalls with rubber flooring, and 18 ft overhang. The sliding doors are a generous 12x20. There is also a 10x25 air conditioned work room within the shop. A 12x12 covered patio sits near the lake.

Perimeter fencing is in good condition and ready for cattle. There is a small section of cross fencing that could be used for separating livestock. Vinyl fencing separates the house yard from pastures. The driveway and area around the shop is asphalt.
