Description
This ranch is completely high fenced. All but a small portion of the fence is done with high quality tight-lok galvanized fencing. The ranch roads have been improved with caliche from the ranch. There is a hunter’s camp on the ranch with bathroom facilities that have running water from the windmill. Electricity is not yet on the property, but will be brought in by the current owner before the sale. The nearest electric line is about 0.2 miles from the East fence line.
Topography
The terrain consists of gently rolling hills and long draws that offer beautiful views for miles. Tree and brush cover is fairly thick with live oaks, Spanish oak, shin oak, and cedar, and there are several meadows flourishing with native grasses.
Minerals
Owner will convey 50% of the minerals. There is no production.
Wildlife
The ranch is full of exotics including axis, fallow, aoudad, and sika. South Texas whitetails (10 bucks and 20 does) were released on the ranch 2 years ago, and the owners have heavily managed the native deer herd. There are many turkey and hogs on the ranch, and the dove hunting is great.
Water
There are 3 water wells. One is equipped with a windmill and the other 2 are equipped with solar electric pumps. They are approximately 380 and 320 feet deep and were jetted to pump 10 and 15 GPM. There are 3 concrete water troughs on the ranch for game. There is one earthen tank on the ranch.
Access
The ranch is accessed by a 3 mile 60 foot road which is owned fee title by the ranch owners. The road fronts on Hwy 83 and has 3 electric gates. It is an all-weather improved caliche road that is in excellent condition.
