Topography
Four miles of seasonal Blanco Creek traverse the property, offering incredible habitat for deer and turkey. This ranch is a great mixture of South Texas Brush Country and Central Texas Live Oak Country. The terrain is made up of gently rolling hills with elevation changes of up to 140 feet offering beautiful views. There are bull mesquite, hackberry, and live oaks scattered all over the ranch. Native brush species include: guajillo, granjeno, guayacon, black brush, mesquite, huisache, prickly pear, coma, cat claw, lime prickly ash, mountain laurel, and Texas persimmon.
Minerals
The owner owns approximately 46% of the mineral, royalty, and executive rights, and will convey half of what he owns. There is no production on the ranch.
Wildlife
The ranch has great hunting with large numbers of whitetail deer, hogs, turkey, and quail. Turkey roost in the massive live oaks and hackberry lining the creek bottoms. Parts of the ranch have been roller chopped in strips for quail hunting, and is perfect for running bird dogs.
Water
There are 3 water wells with concrete troughs. There are 5 earthen tanks that hold water in a normal rainfall year. Blanco Creek holds pockets of water all year long.

Approximately 1/2 mile of paved FM 3355 road frontage.
