Description
•TREES: Several species of oak, loblolly pine, maple, elm, pecan, and other trees. Some massive trees date back to the Civil War era. There is also a very unique stand of old growth cedar trees unlike anything you have seen. In the uplands, there is a 20-acre mature pine forest, as well as 24 acres of pine planted in 2008. •IMPROVED PASTURE & CULTIVATION: Improved pastures consist of Bahia, Tifton 85, and Coastal Bermuda, which are productive for running cattle and baling hay. There are six wildlife food plots of wheat, rye, and clover. An area near the entrance is planted in winter wheat for winter grazing.
Topography
Scenic, rolling hills with over 240 feet of elevation change. Half of the property is open pasture or meadows comprised of improved grasses. The remaining half of the property is heavily wooded with land being divided between old growth, bottomland hardwood forest along the creeks to mixed pine/ hardwood forest in the uplands. Portions of the ranch consist of sandy loam soils; ideal for cattle, horses, and wildlife food plots. Soils in the upper elevations consist of iron ore. A spring fed creek runs through the northern end of the ranch and no one can remember it ever going dry.

Owner agrees to convey half of minerals owned and any and all executive leasing rights. There are no oil/ gas wells on the property and no lease.
Wildlife
•HUNTING: White-tailed deer have been managed with limited hunting, primarily archery. Owner built approximately 1.5 miles of stainless steel high fence around the northern portion of the ranch to manage the game. The high fenced area was left open to the rest of the ranch to allow wildlife to travel into the low-fenced portion of the property. There are 8 hunting blinds, 7 deer feeders, and 3 hog traps included. There are also feral hogs, ducks in the fall, and small mammals. Hunting is excellent! •FISHING: Great fishing for largemouth bass in two small lakes. Lakes have been properly stocked/ managed for bass with lots of averaging 3-5 lb. fish. These lakes remain full year round, but the owner has water piped from a water well if needed for severe drought conditions.
Income Potential
•CATTLE: Owner runs 40-80 head of cattle on the ranch with some horses depending upon conditions. Rolling K has over 9 miles of perimeter and cross fencing that is in good to excellent condition. This is an extremely productive ranch with good soils and average area rainfall of 45”.
