The San Antonio River Ranch is a hard to find ranch with 5,000 ft. of river frontage that is primarily brush and old growth forest along the river. Description
About half of the ranch is covered with large pecan, hackberry, oaks, cedar elms and anaqua trees along with some huge willows along the river. There are significant fields of lower brush predominated by mesquite and weesatche. Approximately 100 acres are more open fields surrounded by brush. There is a very large slough along the north border and a smaller one in the middle of the property. A good size tank was recently built along the eastern border. All of these water ways are loaded with ducks during the winter. A field was cut into the middle of the property surrounded by large trees and brush and a irrigation well supplies a sprinkler system to this field. It is currently growing grass but could be converted to a great food plot. The home site overlooks this field and currently has a older mobile home on site. Numerous senderos and roads are cut throughout the property to improve the hunting. It is at the end of the county road and provides excellent isolation and security.
Topography
The property is primarily lowland with some higher areas. It is dominated by the old growth forest of the river bottom. As you come up from the bottomland areas mesquites, weesatche and south Texas brush predominate.
Minerals
Sellers own 50% of the mineral estate. Part of the property is currently held under production for which owners receive a monthly royalty check although there is no well on the property. Sellers will convey all of their mineral interests.
Wildlife
The ranch is loaded with deer, turkey and hogs. Winter time will bring in a tremendous number of ducks in the two sloughs on the property (assuming it ever rains again). Dove hunting will be excellent with a large corn field to the west of the property and a large sunflower field along its eastern border. Fishing in the San Antonio river should be excellent.

Water
The southern boundary is 5,000 ft. of San Antonio river. The northern boundary is a large oxbow slough and there is a smaller slough and two tanks on the property. Groundwater in this area is excellent.
