I think this property favors an exotic hunting ranch with one side being high fenced already and the whole property is very wooded by nature too. It is one that i think would make a great place for building some big lakes due to the topo change/big hills/etc..There are very large neighbors all around it and for your privacy and protection from further growth. I like this property also because of it's vicinity to Austin and all the surrounding growth around the austin area. Bastrop County is really exploding in the immediate areas around the town and the Austin/Hwy. 71 corridor with the new Hyatt Hotels/etc.
Topography
The terrain is up and down a lot and changes drastically as you drive around the ranch. The vegetation is mostly woods with some sporadic native grassed and some improved grasses. There is a lot of pine on the place with some mature ones/lots of little ones/etc. There is also a lot of cedar/oak/uderlying pine bedstraw/etc. on the place. As far as any other vegetation, there is a lot of just woods/thick brush!
Minerals
The percentage of the minerals that are available is 1/8th of the minerals. Maybe more with a strong offer!
Wildlife
There is deer on it and turkey and hogs.
Income Potential
No, just by leasing it out for cattle/grazing/hunting like the owner does now. He gets $1,500 a year for this now.
